TERMS & CONDITIONS

Welcome to River City Restoration! We are honored that you are considering us for your exterior cleaning needs. Our team takes pride in our work and strives to uphold our five core values—Faith, Integrity, Diligence, Excellence, and Service—in both our personal and professional lives.

We look forward to serving you with the highest level of quality and care. Please review the following Terms & Conditions before accepting your estimate.

1. Legally Binding Agreement

By accepting an estimate from River City Restoration, LLC, you agree to the scope of work, pricing, and scheduling outlined in the estimate. Your acceptance constitutes a legally binding agreement for the work to be completed under these Terms & Conditions.

2. Estimates & Pricing

Most of our estimates are completed remotely using online photos and information provided by the customer. Our pricing is based on the conditions and details that are reasonably visible in the photos provided at the time of estimating.

If the actual conditions of the property are significantly different from what could reasonably be seen or determined from the photos, the scope of work and/or price may need to be adjusted. Whenever reasonably possible, River City Restoration, LLC will discuss any necessary price adjustment with the customer before additional work is performed.

3. Payments & Late Fees

Residential Projects: Payment is due upon completion of the work and receipt of the invoice, unless otherwise agreed upon in writing. A 7-calendar-day grace period is provided for payment. If the balance remains unpaid after the grace period, a one-time 10% late fee will be added to the outstanding balance.

Commercial Projects: Payment is due according to the payment terms stated on the estimate or invoice. Unless otherwise agreed upon in writing, commercial invoices are due upon receipt. If payment remains unpaid beyond the agreed-upon payment terms, a 10% late fee may be applied.

We work hard to provide excellent service, and we respectfully ask that all invoices be paid within the agreed-upon terms.

4. Customer Courtesy & Safety

While River City Restoration, LLC is performing work on your property, the customer is responsible for keeping children, pets, and other individuals away from active work areas and equipment.

Customers are also responsible for ensuring that the property is reasonably accessible and prepared for the scheduled service. Failure to properly prepare the property may result in additional charges or the need to reschedule.

5. Pet Waste

We kindly ask that all pet waste be removed from areas where our technicians will be working before our arrival. If excessive pet waste is present on the property, River City Restoration, LLC reserves the right to cancel or reschedule the job.

6. Water Usage

By accepting this agreement, you authorize River City Restoration, LLC to use an available on-site water supply as reasonably necessary to complete the stated project without additional compensation for the water used.

The customer is responsible for ensuring that the water supply is turned on, accessible, and functioning properly before our arrival.

If an adequate water supply is unavailable, additional charges may apply due to delays or additional equipment requirements. In some circumstances, the job may need to be rescheduled or canceled.

7. Color, Paint & Surface Concerns

For painted surfaces, River City Restoration, LLC may perform a test spot when appropriate to evaluate how the cleaning process and cleaning agents affect the surface.

Certain paints contain organic pigments that can react adversely to cleaning solutions. If testing indicates that a surface may be damaged by the cleaning process, River City Restoration, LLC reserves the right to decline the service.

For stained or wooden surfaces, results may vary depending on the age, condition, type of wood, previous coatings, and natural characteristics of the material. Wood naturally contains variations in grain, color, and tone, and cleaning will not necessarily produce a uniform appearance.

We recommend allowing cleaned wood surfaces to dry and weather for approximately one week before applying stain or sealer, unless otherwise directed by the manufacturer.

8. Scheduling & Weather

Inclement weather and other circumstances beyond our control may affect scheduled service dates. River City Restoration, LLC will make reasonable efforts to minimize scheduling disruptions and will notify customers of significant changes as soon as reasonably possible.

Weather-related delays do not constitute a breach of agreement and will not result in a cancellation fee when rescheduling is necessary for safety or quality reasons.

9. Removal & Replacement of Property

The customer is responsible for removing and replacing grills, furniture, planters, decorations, personal belongings, and other items that may interfere with the work. If you are not physically able to remove an item, please let us know and we will take care of it.

This includes items located around the home, on decks and patios, within screened porches, and in other areas where work is to be performed. If we are washing your home and not the screened-in porch, items inside the porch still need to be moved.

If River City Restoration, LLC agrees to move items, we will exercise reasonable care; however, we are not responsible for damage to items that are fragile, defective, improperly assembled, excessively heavy, unstable, or otherwise difficult to move safely.

Additional charges may apply for significant time or labor required to move or replace items. Billed at $130 per hour.

10. Existing Conditions & Potential Damage

River City Restoration, LLC is not responsible for damage resulting from pre-existing conditions, defective materials, improper installation, improper maintenance, or structural deficiencies.

This includes, but is not limited to:

  • Improperly installed or loose siding

  • Loose or damaged shingles

  • Broken, damaged, or improperly sealed windows

  • Wood rot or deteriorated wood

  • Defective construction

  • Improperly secured wires or electrical components

  • Loose or improperly installed gutters and downspouts

  • Improper or deteriorated caulking

  • Loose mortar

  • Other pre-existing or concealed conditions

Certain aluminum siding and, in some cases, vinyl siding may have existing oxidation, fading, or weather-related discoloration. Cleaning may reveal or make existing discoloration more noticeable. River City Restoration, LLC will use reasonable care to minimize additional discoloration but cannot guarantee uniform color restoration.

Loose mortar or other deteriorated materials may become dislodged during the cleaning process due to their existing condition.

11. Stains & Cleaning Results

Not all stains or discoloration can be completely removed through pressure washing or soft washing.

Examples include, but are not limited to:

  • Tree sap

  • Artillery fungus

  • Paint or stain overspray

  • Rust

  • Permanent discoloration

  • Oxidation

  • Deeply embedded organic or environmental staining

River City Restoration, LLC will make reasonable efforts to improve the appearance of these areas but cannot guarantee complete stain removal when the condition cannot be safely or effectively removed through conventional cleaning methods.

When possible, areas of concern will be identified during the estimating process or pre-job walkthrough.

12. Property Condition & Water Infiltration

River City Restoration, LLC expects the property to be in reasonably good repair and weather-tight prior to service.

This includes properly maintained electrical components, receptacles, light fixtures, doors, windows, seals, and other exterior penetrations.

We are not responsible for water infiltration or damage resulting from poor installation, deterioration, improper maintenance, defective construction, or inadequate sealing of electrical components, doors, windows, or other areas of the property.

We will make reasonable efforts to identify and protect known areas of concern; however, concealed or unknown installation defects cannot always be identified prior to cleaning.

13. Photography & Video

River City Restoration, LLC may take photographs and/or videos of the property before, during, and after service for documentation, quality control, and liability purposes.

We may also use photographs or videos for marketing purposes, including our website, social media, advertising, and other promotional materials.

If you do not want photographs or videos of your property used for marketing purposes, please notify us before or during the service. We will respect your request.

Regardless of marketing preferences, photographs and/or videos may still be taken for internal documentation, quality control, and liability purposes.

14. Cleaning Products & Treatment Solutions

River City Restoration, LLC uses professional cleaning products appropriate for the surfaces and services being performed.

When treating organic growth such as algae, mold, mildew, and similar contaminants, sodium hypochlorite may be used as part of the cleaning solution. This is a commonly used treatment in the exterior cleaning industry.

We go above and beyond with precautions to protect surrounding vegetation, including watering vegetation before, during, and after the cleaning process when appropriate.

Cleaning solutions may vary depending on the surface, level of contamination, and type of stain being treated. Certain stains, including rust, graffiti, and other specialty contaminants, may require stronger or specialized products.

If you have questions or concerns regarding the products used on your property, please contact us before work begins.

15. Estimates & Additional Work

The estimate provided by River City Restoration, LLC is based on the visible conditions of the property at the time of estimating.

If previously unknown conditions, additional areas, excessive buildup, or circumstances outside the original scope of work are discovered, additional charges may apply. Whenever reasonably possible, customer approval will be obtained before additional work is performed.

16. Customer Satisfaction

Our goal is to provide every customer with exceptional service and workmanship. If you have a concern with the work performed, please contact us promptly so that we have an opportunity to inspect the concern and determine an appropriate resolution.

We value every customer and are committed to addressing legitimate concerns professionally and fairly. Our goal is service with excellence.

17. Limitation of Liability

River City Restoration, LLC will exercise reasonable care and use industry-appropriate methods when performing services. However, the company shall not be responsible for damage resulting from pre-existing conditions, defective materials, improper installation, deterioration, concealed conditions, or circumstances outside the company's reasonable control.

Nothing in these Terms & Conditions is intended to waive or limit any rights or responsibilities that cannot legally be waived or limited under applicable law.

18. Acceptance of Terms

By accepting an estimate, scheduling services, authorizing work, or allowing River City Restoration, LLC to begin work, the customer acknowledges that they have had the opportunity to review and agree to these Terms & Conditions.

These Terms & Conditions, together with the accepted estimate and stated scope of work, constitute the agreement between the customer and River City Restoration, LLC.
